The clauses include milestones like Gyokeres playing 20 games in England, achieving Champions League qualification, and completing another 20-game season in his second year.
Arsenal is content with most clauses but finds one too easy and seeks a more ambitious target. They are willing to pay €7.5million (£6.5m) in achievable bonuses and are discussing the final €2.5million (£2.16m) with Sporting to finalize the deal quickly.
The fee for Gyokeres is estimated to be around €63.5m (£55m) plus €10m (£8.5m) in bonuses. If the deal goes through, Sporting will need to allocate €4.35m (£3.76m) to Gyokeres' former club, Coventry City, due to a sell-on clause from his transfer in 2023.
