First BTO Project in Sembawang North to Launch in July
A total of 775 BTO flats will be available in Sembawang North in July, marking the first project in the new housing estate. The Sembawang Beacon project offers various flat types with a three-year waiting time. The design is inspired by the area's maritime heritage, featuring amenities like a park, MRT station, and shops.

The Sembawang Beacon project in Singapore will offer 775 Build-To-Order (BTO) flats in Sembawang North in July. This will be the first project in the new housing estate. The flats include two-room flexi, three-, four- and five-room units, as well as three-generation units. The project has a three-year waiting time. It is located near amenities such as a neighbourhood park, Sembawang MRT station, and Sembawang Mart.
The design of Sembawang Beacon is inspired by the area's maritime heritage, with bold black frames on the blocks reminiscent of colonial homes. The development will feature a playground with nautical motifs and a lighthouse play structure. Green spaces like a roof garden and open lawn will be included, with historical and traditional plants like the Sembawang tree planted in common areas.
New amenities planned for Sembawang North include a neighbourhood centre, a 1ha park, playgrounds, fitness stations, cycling paths, and walkways. When completed, Sembawang North will span 53ha with about 8,000 BTO flats and 2,000 private homes.
The Sembawang BTO project is expected to fall under the Standard category, not near major transport nodes. A total of 5,500 BTO flats will be offered in the July sales exercise, with additional projects in other locations. Property analysts anticipate strong demand for projects close to amenities and MRT stations.
Other projects in the July launch include the first flats in Simei in more than a decade and a 1,130-unit development in the new Woodlands North Coast precinct. The precinct is envisioned as a mixed-use waterfront development with a total of 4,000 flats upon completion.
